Buying New Construction? Read the Builder’s Contract First
New construction feels simple: pick a lot, pick a floor plan, sign. But the contract you’re signing was drafted by the builder’s attorneys to protect the builder. That’s legitimate — it just means you need someone reading it for YOU.
Register your agent before your first visit
This is the one irreversible mistake buyers make. Most builders will not honor outside representation — or pay the associated commission structure — if you tour unregistered. Call before you go.
Decode the incentives
Rate buydowns and closing-cost credits sound generous until you compare them to what’s built into the base price. We’ll run the real net numbers against comparable resale homes.
Understand escalation and timeline clauses
Material cost escalation, completion-date slippage, and cancellation rights are standard builder protections. Know yours before signing.
Inspect anyway
“It’s brand new” is not the same as “it’s flawless.” Phase inspections during construction and an independent inspection before your warranty expires routinely find real issues. Budget for both.
Calendar the warranty
Builder warranties have deadlines — 30-day, one-year, and structural checkpoints. Miss them and valid claims evaporate.
