Real estate investing has no shortage of gurus. What it needs is arithmetic, local knowledge, and the discipline to walk away. Here’s the framework we use with investor clients — the same one we’d use for our own money.
Define the goal before the deal
Cash flow now and appreciation later are different strategies with different properties, markets, and holding periods. Most mistakes start with an undefined goal.
Underwrite expenses honestly
Taxes, insurance, maintenance reserves, vacancy, and management — the costs beginners forget are the costs that decide the outcome. We budget conservatively so surprises cut in your favor.
Respect the rent ceiling
The market sets rents, not your spreadsheet. Verify achievable rent with real comps — current leases and recent listings — before you project anything.
Appreciation is context, not a promise
Employment corridors, development pipelines, and historical area trends inform the thesis. Anyone who guarantees appreciation is guessing with confidence.
Know your exit before entry
Who buys this property from you in ten years? If the answer is “someone else just like me,” the strategy holds. If the answer is “I don’t know,” the deal isn’t finished being analyzed.
