The Real Order of Operations When Selling Your Home
Most sellers want to start with the big question: “What will I get?” The honest answer is that the price you ultimately receive is shaped by decisions made weeks before the listing goes live.
1. Assess before you prep
Walk your home the way a buyer will. Which rooms earn their keep? What’s dated, what’s damaged, what’s simply clutter? An honest pre-listing assessment separates repairs that pay for themselves from improvements that don’t.
2. Price from evidence, not feeling
Your attachment to the home is not market data. A comparative market analysis anchored in recent, truly comparable sales — adjusted for condition, lot, and location — gives you a defensible number. Price strategically and you create competition; price aspirationally and you create days on market.
3. Prepare with discipline
Depersonalize, declutter, deep clean, and fix the small things buyers notice in the first ten seconds: entryway, primary bath, kitchen counters. Then decide deliberately about staging — in some markets it measurably helps, and your agent should tell you honestly whether yours is one.
4. Present once, present well
Professional photography is not optional. Most buyers see your home as a thumbnail first; that thumbnail is your actual first impression.
5. Market, then recalibrate
Watch the data weekly: showings, saves, feedback. The market talks fast. Sellers who adjust quickly — price or presentation — almost always beat those who wait and hope.
